Owning a rental property can involve a lot of time, commitment, and hard work. At times it can be stressful. It also requires a great deal of knowledge in knowing the rights and responsibilities of not only yourself as a landlord, but that of the tenant as well.
Rent Collection
Rent is collected and stored in a trust account with monthly or bi-monthly disbursements (your choice) directly to the owner’s bank accounts. Prompt actions are taken should arrears occur during a tenancy. Rents are reviewed at each quarterly inspection to see if they should be increased accordingly the current market and recommendations made accordingly. Water Invoicing: We have the monthly WaterCare invoice posted to our office, where it is paid for on your behalf. We then invoice the tenant for water usage/wastewater. Payment of this is monitored to make sure it is not left in arrears.
Maintenance and Repairs
We are committed to safeguarding your investment as we use only the best tradespeople; professionals who have proven time and time again to be at the top of their field. We do not employ our tradespeople. They are 3rd party independent, contractors. They must, however, sign a Service Level Agreement with us to help ensure our clients the very highest quality of service.
Letting Your Property
We will photograph and advertise your property, hold open homes, vet applicants and sign up suitable tenants. All advertising and associated costs are taken care of by Clear Property Management Limited.
Accounting
We have fully computerised accounting software. At each disbursement, you will receive an easy to read statements detailing each rent and water payment, management fees, expenses (i.e. invoices for maintenance/repairs done to the property) and a GST summary. A copy of the invoice will be attached in the case of any expense payments. A full financial tax summary is issued at the end of each financial year.

Condition Reports
Prior to a new tenant moving into your property, we collate an in-depth condition report, detailing by photographs and comments, the condition and any damage/wear and tear throughout the property. This ensures that there is no confusion or disagreements as to what – if any -damage the tenant is liable for, whether during or at the end of their tenancy.
Inspection Reports
We inspect and report on your property every three months. This allows us to make sure the tenant is keeping the property in a manner that is acceptable and we can advise if there is any upcoming maintenance that may need to be considered.
Tenancy Tribunal
Should there be any issues with your tenant regarding rent or water arrears, repairs to the property, etc., then our experienced staff will lodge and attend Tenancy Tribunal mediation or court hearings on your behalf.
